Why This Company Exists
Central Florida has thousands of residential properties sitting vacant. Aging roofs. Wiring from another decade. Interiors that haven’t been updated since the last century. These homes represent real value, but only if someone does the work right.
Deal after deal, investors hit the same wall: unreliable contractors, budgets that ballooned, timelines that stretched into months. Good capital was being burned by bad execution.
We started Terra Nova Homes in 2023 to solve those problems at once. Sellers get out of difficult situations they can’t overcome. Homebuyers get renovated properties they can enjoy for generations. Investors get access to project-level returns with full transparency and operator oversight.
Terra Nova is Latin for “New Land.” Every property we touch becomes exactly that.

CEO & Founder
Dylan Pino
Real estate developer. Licensed broker. Based in Orlando. Before founding Terra Nova Homes, Dylan was a top-performing agent at one of Central Florida’s largest investment firms, guiding investors through successful acquisitions and exits across the region.
His approach is numbers first, always. Every project starts with feasibility studies, market comparisons, detailed budgets, and conservative resale projections. If the math doesn’t survive scrutiny, the deal dies.
Dylan oversees every aspect of the operation. Property Acquisitions. Negotiating with contractors. Managing renovation timelines. Coordinating resale strategy. He’s also led the integration of AI tools across acquisitions, project management, and construction to move faster and make sharper decisions.
He started this company because Central Florida needed a leader who treated every single project like their name was on it. His is.

Chief Financial Officer
Eric Gershman
Military veteran. Real estate investor. Deep expertise in deal structuring, underwriting, risk mitigation, and capital partnerships.
Eric was a pararescueman in special operations. That background isn’t a talking point. It’s the operating system behind every financial decision at Terra Nova Homes. The same discipline, precision, and accountability that the most demanding military roles demand are the standards he holds for capital deployment and risk management. Every deal is stress-tested. Every assumption is conservative. Every dollar is tracked.
After transitioning from service, Eric saw a clear problem: the best real estate opportunities were locked behind high minimums and opaque structures. Most people couldn’t get in the door.
His conviction is simple. Institutional-quality deals should be available to everyday investors. He brings that belief to every partnership, every structure, and every conversation.

Acquisition Analyst
Roberto Perez
Five years in real estate. Started in the wholesale space with a clear goal: understand what actually makes a deal profitable for an investor. He quickly moved away from the “volume over value” play, instead sourcing well-vetted opportunities his partners could act on with confidence. Through disciplined underwriting and market analysis, Roberto built a reputation for bringing real deals—not just contracts—to the table.
That track record led Roberto from deal sourcing to becoming an investor himself.
